INSPECTIONS & REPORTS
A Property Condition Report (PCR) records the condition of a rental at the start and end of a tenancy, with written notes and photos of every room, fixture and fitting. In WA the ingoing PCR must go to the tenant within 7 days of moving in, and the final one within 14 days of moving out. Since 28 March 2026, bond disputes are decided by the Commissioner for Consumer Protection, and the PCR is the main evidence they look at.
All reports are delivered within 48 hours of the inspection. For urgent requests, please contact us directly and we'll do our best to accommodate same-day or next-day turnaround.
Yes. Our inspectors are trained in PropertyMe, Inspection Express, Console Cloud, Inspection Manager and MRI Palace, so the report lands in your system, in your format. If your agency uses something else, we'll work to your template.
Our routine inspections include a thorough walkthrough of the entire property, photographic documentation of each room, checks on smoke alarms and safety compliance, meter readings, identification of maintenance issues, and a detailed written report with recommendations. Everything your landlord needs to stay informed.
Routine inspections start from $65 excl. GST. PCRs and final bond inspections are priced by number of bedrooms, and agencies with regular monthly work get volume pricing. Full prices are on our Services page.
WA LEGISLATION
Between 7 and 14 days' written notice, using Form 19 (Notice of proposed entry). Routine inspections can happen no more than four times a year. Entry must be between 8am and 6pm on a weekday or 9am and 5pm on a Saturday, unless the tenant agrees to another time.
Fair wear and tear refers to the natural deterioration of a property that occurs through normal, everyday use. Examples include minor scuff marks on walls, slight carpet wear in high-traffic areas, and faded curtains from sunlight. Under WA law, tenants cannot be held responsible for fair wear and tear. Our inspectors are trained to distinguish between fair wear and tear and actual damage, ensuring fair outcomes for both landlords and tenants.
Only in an emergency or for urgent repairs. Otherwise written notice is required: 72 hours for non-urgent repairs or maintenance, and 7 to 14 days for a routine inspection. Showings to prospective tenants are at a time agreed with the tenant, and home opens for buyers need written notice.
Rubbish, including food, can be thrown out straight away. Other goods must be stored for at least 60 days, and the tenant notified within 7 days of storing them. If the goods are worth more than it costs to remove, store and sell them, unclaimed goods go to public auction; if they're worth less, they can be disposed of after the 60 days. Personal documents must always be kept for 60 days.
